    The In-Unit Laundry Math

Industry guides put the rent premium for in-unit laundry at $50–100 a month over comparable units — and it's consistently one of the amenities that keeps tenants from leaving. Our rental sets cost $65 a month. The math does itself.

And unlike dropping $1,500 on new machines per unit, there's no capital tied up and no repair risk: on rentals, every repair is ours, free, forever. The 10 PM "the dryer's making a noise" text goes to us, not to you or your maintenance crew.

Two Ways to Outfit a Unit

Rent — $115 first month per set (delivery and install included), then $65/month. 6-month minimum, month-to-month after. Machines stay with the unit between tenants. Every repair on us, with tenants welcome to contact us directly. Rental details.

Buy refurbished — sets $455–555 delivered and installed, 3-month warranty. For owners who prefer owning the equipment outright. Outfitting several units on a budget? Bulk shop pickup runs $165/machine, $330/pair — same refurbished machines, same warranty. Buying details.

    Turn Day, Handled

When one tenant leaves and the next moves in, we cover the whole sequence:

    • Free removal of the dead or abandoned machines the last tenant left — any quantity, any condition.
    • Dryer vent cleaning ($100) between tenants — cheap maintenance against the most common fire risk in the unit.
    • New set delivered and installed before the lease date — tell us the date and we work backward.
    • Drop-off repair ($100 + parts) for owner-supplied machines that are worth saving.

    Athens: Book Before August

Every student lease in Athens turns over the same week. Our August calendar fills weeks out, and we stage move-in-week deliveries specifically for Athens — landlords with multiple doors near campus should call in July. See our Athens page for how students, families, and property managers each use us.

    How to Get Started

    1. 1

Call or text. 706-995-6964 — tell us how many units, where they are, and your lease dates.

    2. 2

We build the plan. Rent, buy, or a mix — with per-unit delivery dates.

    3. 3

We install and make the problems disappear. Tenants contact us directly for rented-machine repairs. You stop thinking about washing machines entirely.

    Frequently Asked Questions

Can you outfit multiple units or properties at once?

Yes — multi-unit rental and purchase orders are routine for us, especially before Athens' August turnover. One call, one schedule, every unit handled. Tell us your unit count and lease dates and we'll work backward.

Who handles it when a tenant's machine breaks?

We do — free, for as long as the machines are on rent. Your tenant (or you) calls or texts us directly, we fix or swap the machine. It never becomes your maintenance ticket or your weekend.

Should I rent or buy machines for my rental property?

Renting ($115 first month, $65/month per set) keeps repairs on us forever and makes turnover easy. Buying refurbished ($455–555 per set installed, 3-month warranty) is cheaper long-term if you're comfortable owning maintenance after the warranty. Plenty of owners mix both — rent the student units, buy for long-term tenants.

What happens to machines when a tenant moves out?

Rented machines stay with the unit — the next tenant uses them and nothing changes. Done with a unit entirely? After the 6-month minimum we pick machines up free. And we'll haul away any dead machines a tenant leaves behind, free.

Do you invoice or work with property management companies?

Yes — we work with property managers and landlords across the Winder–Athens area. Call 706-995-6964 and we'll set up whatever billing arrangement fits your operation.

How many doors do you manage?

One call outfits all of them. Repairs on us, friction-free turnovers, and a local shop that answers the phone.
